On behalf of Hellens Developments, NLP has secured planning permission for residential led mixed use development at Teal Farm in Washington. The development will provide new homes, business units, small-scale retail, pub/restaurant and recreation facilities on the Greenfield site.
The site, known locally as 'The Helicopter Field', historically formed part of the Cape Insulation industrial operations. Although reclaimed by English Partnerships in the 1980's, the site, which is allocated for employment uses, remains heavily contaminated.
NLP successfully demonstrated that it was unviable to develop the site for employment uses alone given the remediation costs involved. The higher value housing, including 'executive' homes, allowed the site to be finally 'unlocked'. NLP also negotiated a zero contribution to affordable housing provision.
NLP Associate Director Neil Morton said:
We are delighted to have secured this permission. From the outset we listened to the local community, shaping the proposals around their views and not one public objection was received to the application.
